Project Presentation

The project "Hauptstraße 7" is a new construction project with a green and at the same time central location in Klosterneuburg on the Danube. In the course of the new construction, 10 semi-detached houses with about 1,825m² net living space as well as balconies and terraces will be built. Each plot will also be allocated a part of the forest behind it. The parceled semi-detached houses will be sold individually to end users and investment buyers.

The property is surrounded by all major amenities of daily needs and is conveniently located. Due to its favorable location, Klosterneuburg has established itself as a town with a very high quality of life. From the well-developed city center, it takes only 20 minutes by car to get to downtown Vienna. At the same time, Klosterneuburg benefits from the generous recreational areas along the Danube and the neighboring Vienna Hausberge.

The purchase of the property has already taken place, the building permit has already been applied for and the preparations for the development of the semi-detached houses are already underway. It is expected that the building permit will be available by the end of 2021 and that construction will start in spring 2022.

Klosterneuburg combines the best of two worlds: on the one hand, the immediate proximity to the metropolis of Vienna and, on the other, the local mountains with the extensive Vienna Woods as a recreational area. Due to the direct connection via heated driveway to the Klosterneuburger Straße, which leads directly to Vienna, Vienna can be reached by car within a few minutes. The city center of Vienna can also be reached by train within 20 minutes.

Klosterneuburg Abbey

The history of Klosterneuburg is closely connected with the history of the Augustinian canonical monastery, which also contributes significantly to the name of Klosterneuburg. Originally, the foundation stone of Klosterneuburg Abbey was laid in the 12th century. After several centuries of reconstruction, the monastery today presents itself as an impressive conglomeration of medieval, baroque and historical buildings and houses an important art collection. The monastery also plays an important role in the cultivation of wine, with over 108 hectares of vineyards. This makes it not only one of the largest, but also the oldest winery in Austria. Originally founded in 1114, the winery is considered an important regional economic factor and manages to adapt to modern requirements despite its awareness of tradition. Since 2009, Klosterneuburg Abbey has been the first winery in Central Europe to offer a CO2-neutral wine. In addition to viticulture, the monastery also plays a major role in agriculture, forestry, real estate, culture and tourism, as the monastery is open to visitors all year round and is considered one of the most important sights in the country. At the same time, the monastery's individual business operations place great emphasis on sustainability, CO2 reduction and social responsibility.

Danube Island

The Danube Island is not only part of the flood protection system, but also one of the most important recreational areas in Vienna and Klosterneuburg. It is an artificial island up to 250 meters wide between the Danube and the New Danube and has a lot to offer for people, animals and plants. The Danube Island is a popular cycling route and is also excellent for water-related recreational activities. Several very popular public lidos can be found along its banks, including the most famous of them all, the Gänsehäufel. A variety of sailing schools and boat rental facilities can also be found along the old Danube. 

Klosterneuburg lido

The lido Klosterneuburg offers on its approx. 28ha large leisure and swimming area, in addition to the classic swimming pool facilities, also a natural Danube old arm. The bathing area of the lido delights bathers of all ages with an adventure pool with water slide, current canal, waterfall, floor bubbles, massage bay, sports pool as well as children's pool and sun sail. For sports enthusiasts, the lido offers numerous activities.

Kahlenberg near Vienna

The Kahlenberg belongs to the Vienna Woods and is a sight of Vienna as well as a traditional Sunday excursion destination for the Viennese, since from the Kahlenberg you have a view of the whole of Vienna and, if the visibility is good, as far as the Little Carpathians in Slovakia. Its peak overlooks the Vienna Basin by about 320 meters. From the Stefaniewarte, which is located on the highest point of the mountain, one can also see parts of Lower Austria. Next to the observation tower, which carried broadcasting antennas from 1953 to 1956, there is a 165-meter-high guyed steel tube mast of the ORF, which is used for broadcasting TV and FM programs as well as for directional radio purposes. This transmission mast, erected in 1974, carries elevated operating rooms (which is untypical for such constructions) and has shaped the appearance of Kahlenberg since then
