Project Presentation

In the "Collerusgasse 21" project, a residential building complex with a total of 40 condominium investor apartments and a weighted living area of 2,194 m² is being built. The development project is located in a good location in Vienna's 22nd district and offers spacious terraces and balconies. Characteristic of the project are carefully selected design tools and materials with efficient and flexible apartment typologies, which ensures generous floor plans with optimal spatial quality. There will also be a total of 21 parking spaces.

The property is surrounded by all important amenities for daily needs and is excellently connected to the public transport network due to its proximity to the Donauzentrum (U-1, public transport) as well as the Seestadt subway station (U-2).

The building permit has been issued and the planning phase has been completed. Construction will start shortly and completion is scheduled for the 2nd quarter of 2022.

Location

Discover the surrounding area

The 22nd district in Vienna, also known as "Vienna Danube City," is home to a variety of leisure and recreational areas. Particular hotspots of the district include the Alte Donau, the area around Donau-City and the Seestadt Aspern. Many residents especially appreciate the family-friendly and quiet residential areas of the 22nd district with enough space for family and sports activities.

Vienna Prater

The more than 9 km² large area of the Vienna Prater includes an amusement park, the so-called Würstelprater, several bodies of water and a huge recreational area. The area belonging to the Prater, once auland of the Danube, is documented since the year 1162. At the end of the 20th century, numerous investments were made in the Prater's infrastructure. The Jesuit Meadow was converted into Vienna's largest playground with a toboggan hill and a winter snow-making system. For over 100 years, the Vienna Giant Ferris Wheel has been turning at the entrance to the Prater. The Ferris wheel is both a sight and a landmark of Vienna. A curiosity of the Wurstelprater is the Republic of Kugelmugel whose only inhabitant had proclaimed an own state in 1970, because his house was a sphere, whereby the bearing surface is thereby only a point. However, since a point has no spatial extension, he believed that he was in a state-free space.

Danube Island

The 21-kilometer-long Danube Island is not only the most popular recreation area for the Viennese, but also an unforgettable experience for visitors to Vienna. The Danube Island can be reached from the city center in just a few minutes on the U1 and U6 subway lines. An extensive network of paths invites sports enthusiasts to go hiking, jogging, cycling and skating. Water fun is promised by bathing bays with shallow beaches as well as wild bathing areas, a water slide, a surfing school, a water ski lift and a boat rental.

Vienna International Center

The Vienna International Centre (VIC), also known as UNO-City, is one of four headquarters of the United Nations, along with New York, Geneva and Nairobi. The UN City serves as the location for many organizations of the UN family that promote peace, human rights and sustainable development in a variety of ways. Its goal is to ensure the peaceful use of nuclear technology and outer space, put an end to nuclear testing, halt poverty, and curb the global impact of drugs, crime, and terrorism. The UN City can be visited on multilingual guided tours. Tour highlights usually include a visit to a meeting room and exhibits, such as a piece of a real moon rock. Visitors interested in art have the opportunity to view original works by renowned artists on Wednesdays at 3:30 pm. The collection ranges from Friedensreich Hundertwasser to Hermann Nitsch.

Danube Center

Built in 2009, the Donauzentrum is a shopping center in Vienna's 22nd district and is within walking distance of Erzherzog-Karl-Strasse. Covering an area of approximately 225,000 m², it houses over 250 commercial, gastronomic and entertainment establishments, making the Donauzentrum (together with the adjoining Donau Plex) the largest shopping center in Vienna. The Donauzentrum is characterized by its extensive shopping offer and is also home to a cinema and numerous restaurants. The shopping center can be easily reached by car and also by public transport - the U1 and various bus and streetcar lines stop directly in front of it.
