The project "Babenbergergasse 3" is an inventory revitalization including new construction in the center of Mödling near Vienna. In the course of the renovation and the development of the new building, 12 apartments, one commercial space and three parking spaces with about 1,070m² of usable space as well as balconies and terraces will be built. The residential units will be sold individually to end users and investment buyers.
The good location of the project is characterized by good public transport connections to the nearby Mödling train station and the proximity to the largest shopping center in Austria, the Shopping City Süd. The traffic connection for passenger cars is given by the freeway access A2, whereby the superordinate traffic junction Vösendorf can be reached quickly. The city center of Vienna can be reached within a few minutes.
The purchase of the property has already taken place, the building permit has already been applied for and the preparations for the development of the project are already underway. It is expected that the building permit will be issued by the end of 2021 and that construction will start in spring 2022.

For a shopping trip, the largest shopping center in Austria, the Shopping City Süd or also called SCS, can be reached in a few minutes by car. Due to the easy access to the train station Mödling from Guntramsdorferstraße 9, you can reach the main train station Vienna in about 30 minutes, and by car the city limits in only 10 minutes.
Shopping City South
Austria's largest shopping center has been in existence since 1976 and is also one of the largest shopping centers in Europe. Liechtenstein Castle
Liechtenstein Castle, the ancestral castle of the Princes of Liechtenstein located on the edge of the southern Vienna Woods, is not a museum in the conventional sense, but a place steeped in history, but at the same time extremely lively, attracting thousands of visitors from all over the world every year. HTL Mödling
HTL Mödling is a higher vocational school (Höhere technische Lehranstalt) with an affiliated testing facility (HTBLuVA) in Mödling, which evolved from the k.u.k. Technische Militärakademie Mödling and, with around 3,500 students, is considered one of the largest schools in Europe.
Local recreation areas and culture: Kahrteich and the Migazzi House
In summer, the residents of Wiener Neudorf benefit from numerous opportunities for sports and leisure activities in the market town. In the immediate vicinity of Schillerstraße 6-8 is the Kahrteich, which is used as a bathing pond in summer. Besides bathing, the pond also invites you to fish and dive. For culture enthusiasts, the Migazzi Haus offers numerous events, concerts and lectures. Besides entertainment, the Migazzi House also houses the municipal archives and the municipal library.
