Project Presentation

The project "Schanzstraße 53" is a well-kept mid-rise building in Vienna's 14th district of Penzing, which is being renovated and extended with a loft conversion. In addition to the existing 29 residential units, a further 6 attractive penthouse apartments are being built here not far from the city center. A building permit for the loft conversion has already been granted. Construction work is scheduled to start in the 3rd calendar quarter of 2024, with completion of the project scheduled for the 4th calendar quarter of 2025.

As part of the development project, a further 402 m² of usable residential space will be created in addition to the existing space of 1,063 m², increasing the total usable space to around 1,465 m². This project is 100% residential use. The new roof structure blends carefully into the ensemble of the surrounding existing buildings and creates spacious roof terraces with outstanding views over Vienna. In addition to the quiet and well-kept residential area, the project also impresses with its ideal connection to the public transport network.

Investors receive an annual interest rate of 9.50 % on their invested capital. The interest is distributed every year. The capital invested is repaid in full to the investors at the end of the short term of a maximum of 36 months.

Planning permission granted – construction to start soon

The purchase agreement has been concluded and the issuer is already the owner of the property. A building permit for the loft conversion has already been granted. Construction activities are scheduled to start in the 3rd calendar quarter of 2024 and the project is scheduled for completion in the 4th calendar quarter of 2025.

For the purpose of partial financing, the development "Schanzstraße 53" of HMC Immobilien Service und Baumanagement GmbH, a 3SI Immogroup company, intends to take out qualified subordinated loans in the maximum amount of € 900,000 at the stated conditions. The purchase agreement has been concluded and the issuer is already the owner of the property. The aim of the issues is to partially redeem the equity used, to finance the construction measures for a refurbishment of the existing building and an attic extension and to realize the individual sale of the residential units.

Annual distributions:

During the term, lenders receive annual distributions of 9.50%.

Short term:

Lenders will receive their invested capital back after the apartments have been realized. This is planned to take place after a maximum of 36 months.

Penzing, the 14th district of Vienna in the west, offers numerous reasons that make it an attractive residential district. On the one hand, there are excellent transport connections (U4, S-Bahn, local and long-distance trains as well as numerous bus and streetcar connections), and on the other hand, there are generous green and recreational areas such as the Vienna Woods, the Steinhofgründe and the Dehnepark.

Penzing has developed strongly in recent years. Thanks to a number of major projects and neighborhood developments, the good demand for living space has been met by a diverse supply. Two major projects, Kennedy Garden on Penzinger Strasse and Alice im Cumberland on Cumberlandstrasse, were completed in early 2023. However, development in the district continues, as there is still potential for densification, which naturally attracts many property developers and builders. Numerous larger and smaller projects are currently under construction, for example at Schleusenstraße 1a, Linzer Straße 346, Zehetnergasse 24 and Hütteldorfer Straße. The historically unique Otto Wagner site is also to be preserved after its current use by the Vienna Health Association and developed into a science, culture and education location in the long term.


The Schmelz is a former parade and drill ground in the adjacent 15th district of Vienna, Rudolfsheim-Fünfhaus. While today the name Schmelz is mainly used for the central area characterized by allotment gardens and sports facilities, the entire area between Thaliastrasse, Wiener Gürtel and the western railway line used to be considered part of the Schmelz. After the First World War, the Schmelz area was largely built up with allotment gardens and sports facilities. Before 1945, the western part of the Schmelz in the area of today's school and university buildings was still a parade ground.


The Meiselmarkt is a market on the Schmelz in the neighboring 15th district of Rudolfsheim-Fünfhaus. It is located together with the Johnstraße subway station in a former water tank of the Vienna water supply. It is named after the adjacent Meiselstraße, which was named after the honorary citizen of Rudolfsheim, Johann Meisel. The new Meiselmarkt, which opened in 1995, is now located on the floor below the street level of Hütteldorfer Straße. For the residents of the 15th district, the Meiselmarkt continues to be an important shopping location where everyday needs can be met.

Subway station Hütteldorfer Straße (U3)

The Hütteldorfer Straße underground station on Vienna's U3 subway line has two floors and is located in the 14th district of Penzing. The station was inaugurated on December 5, 1998 with the opening of the fourth section of the U3 line between Hütteldorfer Straße and Ottakring. The journey time from Hütteldorfer Straße subway station to Stephansplatz is just 12 minutes. There are also stops for streetcar lines 49 and 10 along Hütteldorfer Straße and Breitenseer Straße.

Vienna Museum of Technology

The Vienna Technical Museum in Vienna's 14th district of Penzing was founded in 1908 as the "Technical Museum for Industry and Trade". The foundation stone of the state museum was laid on June 20, 1909, and the museum opened nine years later on May 6, 1918. Covering an area of 22,000 square meters, the museum inspires visitors with extraordinary insights into the world of technology. Separate areas for children, laboratories for experimenting, guided tours on specific topics and lots of exhibits to touch and try out guarantee an exciting visit for the whole family.

Allianz Stadium

The Allianz Stadium, often called the Weststadion in UEFA competitions and in common parlance, is a soccer stadium in Hütteldorf, part of the 14th district of Penzing in the Austrian capital Vienna. It was built on the site of the Gerhard Hanappi Stadium as the new home of SK Rapid Wien. Construction of the venue began on December 1, 2014. The stadium was officially opened on July 16, 2016 and has been in use since the 2016/17 season. The Allianz Stadium meets all the criteria for a UEFA category 4 stadium, which entitles it to host all international matches.


Dehnepark is a nature park-like park in Vienna's 14th district of Penzing with an area of around 50,000 m². The park is part of the Vienna Woods and is considered unique due to its old trees and habitat. It is located in the Rosental valley on the eastern slope of Hütteldorf's local mountain, the Satzberg, and on the opposite side on the slopes of the Steinhofgründe. Set against the expansive backdrop of the Vienna Woods, the Dehnpark features an idyllic pond, enchanting forest clearings, gentle to steep hills and a meadow with fruit trees.
