Project Presentation

In the "Schmiedeweg 1" project in Leibnitz near Graz, four apartment buildings are being built in an exclusive construction method with a total of 36 privately financed freehold flats between 53 m² and 142 m² with a weighted living space of 2,633 m². The residents of the building will have 74 underground parking spaces for cars and 8 parking spaces at street level. An elevator provides barrier-free access for residents to reach the apartments.

Great importance was attached to both the architecture and the floor plans of the four buildings in the course of planning, and all residential units have open spaces such as terraces or gardens. Special emphasis was placed on sustainable construction and well thought-out floor plans.

Location


South of Graz, the second largest city in Austria, Leibnitz with its 12,000 inhabitants is located in the green heart of Austria. In general, Styria with its many nature parks and forests is considered to be particularly worth living in and is a popular holiday destination for tourists and residents alike at any time of year. Leibnitz is only 33 km away from Graz and thus offers commuters the opportunity to work in the city and yet quickly escape from city life.

On an area of 23 km², the city of Leibnitz offers its inhabitants an extensive infrastructure for everyday life. Close to the main square there is a large number of established catering establishments and restaurants, which have shaped the cityscape from time immemorial. The wine produced in the surrounding wine-growing areas is served in the typical Buschenschankbetriebe (wine taverns). The "Buschenschanken" are a very popular destination for both locals and tourists. In addition to a wide range of leisure activities such as an ice skating rink in winter and an outdoor swimming pool and sports facilities including tennis courts in summer, the town also organises regular events and parades. For example, the main square was completely redesigned in the course of the Provincial Exhibition on the theme "The Romans in Styria".

Thanks to the connection to the Styrian high-speed train network, the nearby provincial capital of Graz can be easily reached by public transport. From Graz there are further connections to Vienna as well as to the south to Zagreb via Maribor. With a direct connection to the A9 Pyhrn motorway Leibnitz is also optimally connected for car traffic.

In Styria, in the middle of the green heart of Austria, lies Leibnitz with its unique panorama and the Styrian pumpkin seed oil, which is known throughout Austria and produced in the region, as well as the wine pressed in the surrounding wine-growing areas. Thanks to its convenient location south of Graz and the extensive range of leisure activities on offer, Leibnitz offers everything essential for the everyday life of its inhabitants. For adventurers, Leibnitz offers an extensive network of hiking trails around the hiking route "From Glacier to Wine", with Leibnitz being the end point in the south of the route.

Frauenberg - The Romans in Leibnitz

The Frauenberg, 381 m high and the temple district located on it, is regarded as an archaeologically significant testimony to Roman culture in Austria. The temple museum thus offers insight into over 6,500 years of history and makes the cultural heritage accessible to the public. The former foundation walls of the Roman temple today form the foundation of the museum. The extensive open-air area on the Frauenberg offers an impressive panoramic view as well as a Roman herb garden, Roman clothing and dice games with knucklebones which open the door to history and ancestors.

Shopping centre EKZ Weinland

Directly on one of the most important feeder roads, the Wasserwerkstraße, a shopping centre was opened in 2007. The Weinland Shopping Centre offers a comprehensive shopping experience in the south of Styria on more than 10,000 m² of retail space. In addition to the opportunity for extensive shopping, the shopping centre also offers regular concerts and evening events as well as an excellent range of restaurants. Due to the excellent connection of the shopping centre to the A9 Pyhrn motorway it is easily accessible from Leibnitz and the surrounding area.

Capuchin monastery Leibnitz

The monastery is located directly in Leibnitz and is the oldest still existing Capuchin monastery in Styria. Originally founded by Otto Gottfried Graf von Kollonitsch, however, the Prince Bishop of Seckau laid the foundation stone for the monastery in 1639. After the Second World War, part of the monastery was used as a retreat house for a while and hosted Polish theology students until 2001. Nowadays, the main focus of the monastery is on accompanying married couples and families.

Viticulture and viticulture school at Silberberg

An important economic factor in Leibnitz is viticulture, which looks back on a long history in the region. The Silberberg viticulture school was founded in 1895. Supported by the Styrian provincial government, the wine-growing area today covers an area of 25 hectares and houses not only the viticulture school but also a winery and a processing plant. The special feature of the Silberberg wine-growing area is its division into small terraces, as the partly steep mountain slopes do not allow for conventional wine-growing. In order to be able to use even the steepest mountain slopes, which also often offer the sunniest places, for the cultivation of wine, a steep slope cultivation system has been specially developed.
