Project Presentation

The project "Obere Amtshausgasse 16" is a redevelopment project in the middle of the 5th district in Vienna, centrally located and close to all important amenities for daily needs.

In this project, a residential building is being completely renovated and a generous 2-storey attic conversion is also being implemented. A total of 18 residential units will be created, some of which will be equipped with balconies, loggias, gardens or terraces. A total of 1,087 m² usable floor space and open spaces of 144 m² will be created. The residential units will be designed with the inclusion of comfortable and stylish architecture and contemporary planning. Modern construction methods are taken into account in the implementation of the project.

Location


Margareten is the district where culture and architecture meet Viennese charm. Already Bruno Kreisky, Falco and Hans Moser have lived here and it is no wonder, because hardly any other district embodies the versatility of Vienna as much as the 5th district. In the immediate vicinity of the "Obere Amtshausgasse" are numerous parks such as the Haydnpark, the Einsiedlerpark or the Leopold Rister Park. Vienna's main train station, which is considered a traffic hub for transport both inside and outside the city, can be reached within a few minutes by bus.

Social Medical Center South

The Social Medical Centre South is a social medical centre run by the Vienna Hospital Association KAV. It is subdivided into the sections of the Kaiser Franz Josef Hospital, the Geriatric Centre, a Women's and Men's Health Centre and a School of Health and Nursing. The history of the hospital dates back to 1884, when the k.k. Ministry took the decision a fourth k.k. Hospital for Vienna. After it had been visited by Emperor Franz Joseph I in 1889, the hospital was renamed "Kaiser-Franz-Josef- Spital". Today, the Social-Medical Centre including geriatrics is an important centre for medical care in Vienna.

Castle Square

Tucked away in the historical core of the 5th district, and less than 2 minutes' walk from Margaretenplatz, is the Schlossquadrat, a building complex with a history that goes back to the 14th century. Today the former estate invites you to enjoy and linger. You can quickly escape the hustle and bustle of the city here, through the idyllic Schanigärten of the Schlossquadrat, with a rich selection of culinary delights.

Hermit Park

The Einsiedlerpark is a 7,220 m² park in Margareten and fulfils a local supply function for the surrounding residential area and its inhabitants. For residents, the park is not only a children's play area, but also an important communication and meeting place. In the mornings, the park also serves as an extended kindergarten and school open space, while at the weekends, the recreational area invites you to do sports or sunbathe.

Schönburg Palace

After the unsuccessful attempt to use the Palais Schönburg commercially as a hotel, the palace was completely renovated a few years ago. Especially the architecture and the extensive garden made the Palais, which was built at the beginning of the 18th century by the architect Johann Lukas von Hildebrandt, popular as an event location. Today the baroque jewel shines through its proximity to the centre, surrounded by its magnificent park.

Central Station

More than 30,000 new residential units have been built around the area of the central station in recent years. The central station has thus had a strong influence on the cityscape of Vienna. Since the complete opening of the central station in 2015, more than 145,000 passengers have been travelling here daily, making it the most frequented station in Austria. In addition to long-distance trains to all of Europe, local public transport is also seamlessly integrated into the infrastructure of the central station. Both the U1 underground and the S-Bahn and tram lines converge at this transport hub. In addition to local and long-distance transport, the complex also offers a shopping centre with more than 20,000 m².
