Project Presentation

In the project "Mühlengasse 44", a multi-storey complex with a total of 10 low-energy single-family houses and a weighted living space of 1,350 m² is being built. The future single-family homes are located in a prime green area with direct access to the important amenities of daily life.

Special attention will be paid to a contemporary implementation and stylish construction. Special attention is paid to the use of high-quality materials. In addition to this, ecological construction is a top priority - an important credo is environmental compatibility. The use of excellent building materials and the sparing use of valuable resources is optimised.

The property has already been purchased and the planning of the project is in full swing. Construction work is scheduled to begin in the 1st quarter of 2021 and should be completed in the 4th quarter of 2021.

South of the Viennese city limits lies the approx. 9 km² large Biedermannsdorf in the district of Mödling. The municipality of Mödling and the federal capital Vienna are only a few minutes away and thus promote the popularity of Biedermannsdorf. About 3116 inhabitants live in Biedermannsdorf. The population of Biedermannsdorf is also characterized by a purchasing power above the Austrian average.

Historically, the village was first mentioned around 1170/80 and was owned by ministers of Liechtenstein and Perchtoldsdorf. A Pidermannsdorff is mentioned in 1275. The part of the name Bieder- is an old German word and means righteous, tested, honest, etc. Like all communities in the area, Biedermannsdorf had to suffer from the religious wars, the Turkish sieges and the plague. Under Maria Theresa the houses were numbered for the first time. From 1797 the Wiener Neustädter Kanal was built, from which a branch, the Biedermannsdorfer Kanal, led to a brickworks. A number of other brickworks were built in the area. This led to the first industrialisation of the village, which lived mainly from agriculture.

The market town of Biedermannsdorf, located in Vienna's coveted suburbs, is home to a wide range of leisure and recreation areas as well as various local suppliers for daily needs. For a shopping trip, Austria's largest shopping centre, the Shopping City Süd or also called SCS, can be reached in a few minutes by car. Due to the connection to the railway station Laxenburg-Biedermannsdorf, which is easily accessible from Mühlengasse, you can reach the main railway station of Vienna in about 30 minutes and by car the city limits in only 10-15 minutes.

The largest shopping centre in Austria has been in existence since 1976 and is also one of the largest shopping centres in Europe. The HTL Mödling is a vocational secondary school (Höhere technische Lehranstalt) with an affiliated experimental institute (HTBLuVA) in Mödling, which was founded from the k.u.k. Technische Militärakademie Mödling and with about 3,500 students is one of the largest schools in Europe.

Golfing near Vienna at the Achau Golf Club

Before the gates of Vienna is the well maintained and beautiful golf course Achau. The mission of the Achau Golf Club is to give its members the opportunity to escape from the hectic everyday life and to pursue one of the most beautiful leisure activities without much effort. The location of the golf course is ideal for a game "in between" before or after a business meeting. For the southern part of Vienna and the villages as far as Baden, the course can be reached within 10 to 20 minutes via the southern motorway. The 9-hole course is very challenging, but still offers a sense of achievement even for beginners due to the variable tee-offs.
