The project "Hietzinger Hauptstraße 65" is a revitalization and extension of a Wilhelminian style house from the imperial era. The experienced real estate developer fourreal is developing 14 condominiums in the immediate vicinity of Schönbrunn Palace. The modern extension creates residential units with sizes between 42m² and 113m², which are characterised by high-quality fittings, as well as a total of 6 parking spaces and 2 commercial premises.

For the purchase of the property, a crowd investing campaign has already been carried out in 2016 via Rendity. The loans brought in at that time were refinanced in the course of the bank financing and repaid to the investors ahead of schedule including interest.

The 13th district, known beyond the city limits as 'Hietzing', is located west of the city centre of Vienna and is the third largest district of the city.

With the decision to make Schönbrunn Palace the summer residence of the emperor, Hietzing developed from a suburb to a noble district. Even today the district still impresses with a high quality of living and the highest proportion of green spaces in the city. The publicly accessible area of the Lainzer Tiergarten with 22.6 km² alone takes up about 60% of the district. Hietzing is divided into: Alt-Hietzing, Unter-St.-Veit. Ober-St.-Veit, Hacking, Lainz and Speising. All these districts have their own charm and special features. Schönbrunn

Schönbrunn Palace, in its present form built in the 18th century as a summer residence for Empress (actually the imperial wife and archduchess) Maria Theresa, has been located in the 13th district of Vienna, Hietzing, since 1892. Its name goes back to an Emperor Matthias, who "discovered" an artesian spring here in 1619 while hunting and is said to have exclaimed: "What a beautiful fountain". With its 1441 rooms Schönbrunn is the largest palace and one of the most important and most visited cultural assets in Austria. The park and its facilities attract a further 5 million or so, making a total of some 8.7 million visits per year. The palace and the park, which covers an area of about 160 hectares, have been part of the UNESCO World Heritage since 1996.

ORF Centre Küniglberg

The ORF Centre in Küniglberg is the headquarters of the public Austrian Broadcasting Corporation (ORF). The building complex is located in Vienna's 13th district of Hietzing, on the Küniglberg about 1.5 kilometers southwest of Schönbrunn Palace. The ORF centre was put into operation step by step from 1972 to 1975 and comprises a central equipment complex, a seven-storey main wing for administration, as well as several production studios and a 1,500 m² television theatre, which can accommodate 500 viewers and is also the largest television studio in Austria. 1,300 people work in the building every day and represent an important economic factor in the region.

Lainzer Zoo

The Lainzer Tiergarten is a publicly accessible nature reserve that is managed and maintained by the City of Vienna. The zoo has always been characterized by its abundance of game (deer, wild boars and roe deer) and hiking trails with a view over Vienna. The good connections to the city make the Lainzer Tiergarten a popular destination for families and sportsmen. By car it is a short drive from Hietzinger Hauptstraße 65 to Lainzer Tor, from where you can take a leisurely stroll to the Hermesvilla.
